Tenant Information Pack (TIP)
By law all landlords who issued an assured or short assured tenancy had a duty to provide new tenants with a Tenant Information Pack from 1 May 2013 until 1st December 2017. Landlords that failed to comply can be fined.
The aim of the tenant information pack was to improve the accessibility of information available to tenants. It is a standardised document available on the Scottish Government website that includes information on:
- tenancy agreements,
- property condition, and
- rights and responsibilities of tenants and landlords
From 1 May 2013 until 1st Dec 2017, a landlord was required to provide the tenant with standard documents no later than the date on which the tenancy starts, as specified in the Tenant Information Packs (Assured Tenancies) (Scotland) Order 2013.
In particular landlords were required to provide tenants with the following documents:-
- a copy of the tenancy agreement
- where the tenancy is a Short Assured, a copy of the AT5
- a copy of the relevant gas safety record
- a Tenant Information Pack
The Tenant Information Pack is essentially ‘a tenant’s guide to private sector tenancies in Scotland’, and included:
- types of tenancy
- grounds for repossession
- energy performance certificate
- gas safety
The Pack is no longer required for all new tenancies as off the 1st December 2017.
